Investing in Property: Getting Started

Unlike many other “investments,” if you are starting out and will be looking for mortgages or similar secured lending, you will need to have a reasonable credit profile to be considered for finance by today’s lenders. Potential Costs
Invariably, you will, when purchasing any investment property, be required to pay:
Deposits
Currently up to 30% of the purchase price of the property is required by High Street lenders, although some products require as little as 10% of the purchase price. Town and Country can assist in helping you find the best, affordable deal to get you started from a whole host of sources from traditional High Street Banks to Building Societies through to Private Equity Funding.
Conveyancing Fees
All property transactions require legal advice and contracts. Town and Country have worked with many of the leading firms specialising in this lucrative market, in which we have confidence in recommending. Apart from superior service and experience, our recommended panel Solicitors are also competitive on pricing to rest assure clients that exceptional service does not mean inflated costs.
Valuations
Although all property available will be supported by exceptionally strong comparable evidence of similar property sales, independent valuations are recommended in every circumstance. Indeed, they will be required on every occasion when finance is required from a third party lender.
However, we also recommend that all “cash purchasers” invest in the relatively low cost in comparison, of an independent valuation. Town and Country work with all the major national firms of valuers and will help you access who you need to, when you need to.
Finder’s fee
Invariably, investors will pay a “finder’s fee”, also known as an “arrangement fee” to the person or company who are offering these types of investment properties. Whilst traditionally priced around the 1% mark of purchase price, the substantial equity savings more than justifies such fees. Again, Town and Country only deal with owners direct and experienced Property Consultants to ensure all fees are reasonable and transparent at the start of the process.
